The 40 yard container in Norton
The 40 yard is our largest roll-off container, designed for high-volume debris removal. Commercial construction, major demolition, large renovations and full-home remodels, warehouse and office cleanouts, large-scale roofing and big event or property cleanups — that is where it lives. It holds about twelve pickup truck loads, or roughly 230 to 250 standard trash bags, and the high sidewalls cut down the number of hauls and swap-outs on a big job.
It is bulky and mixed debris that justifies the 40: drywall, framing, siding, cabinets, shelving, pallets, packaging, office equipment. Concrete and dirt can pass the weight allowance long before the box looks full, so for heavy rubble a 10 or 15 alongside it, or a split load, is usually safer and more cost-effective. The footprint is the same 22 by 7.5 feet as a 20 or 30, but at eight feet tall it is usually loaded by a crew.
Space needed
a flat, stable spot about 22 feet long and 7.5 feet wide on a lot or job site (paved or compact gravel, not grass), enough room for the roll-off truck to maneuver during delivery, and clear space overhead, free of low branches and wires
Construction, demolition and big commercial jobs
Contractors on new builds and commercial renovations, demolition crews, businesses clearing a warehouse or an office, organizers of a large event cleanup — those are the regular 40 yard customers. Most of what they load falls under the Massachusetts construction and demolition rules: asphalt pavement, brick, concrete, metal and wood have been banned from landfill disposal since 2006 and clean gypsum wallboard since 2011 (310 CMR 19.017), so mixed loads go to a handling facility that meets MassDEP's minimum performance standard for separating them. Lumber counts as wood; furniture such as tables, chairs and desks does not. Clean cardboard from packaging is on the ban list too, so flatten it and keep it for recycling where you can.
Demolition comes with state and Town paperwork. MassDEP requires an asbestos survey before demolition or renovation work, a removal notice ten working days ahead when asbestos is coming out, and a construction and demolition notice ten working days ahead for any demolition except a residential building with fewer than 20 units (310 CMR 7.15). Asbestos may not go to a construction and demolition processor, so it never goes in a roll-off. In Norton the Board of Health asks for the disposal site before demolition starts, the debris to be removed within 15 days of completion, and a signed bill of lading from the disposal site within five days of removal (Reg. Ch. 13). On the road, every load is covered (M.G.L. c.85 §36).
Access and placement for a 40 yard
The truck needs room to maneuver, a flat, stable surface such as a paved area, compact gravel or a job site pad, and clear space overhead. On a job site we place it where the crews can work around it. A 40 in a public way is a different question. In Norton, using part of a street for rubbish or building material during building work needs the Select Board's written permission first, with lights at night, a railing or guard and an indemnity agreement (Bylaw §135-7). On state highways such as Route 123, Route 140 and Route 1 we found no MassDOT permit path for a container. Elsewhere: Middleborough wants 14 days' notice to the Select Board and caps a street permit at 90 days (§239-5), Foxborough keeps construction dumpsters at least 10 feet from a habitable structure, and Sharon wants dumpsters on concrete, asphalt or another impervious surface. Each town page says what that town asks for.
Suitability
Is the 40 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 40 yard for
- Commercial construction and major demolition
- Commercial renovations and full-home remodels
- Warehouse and office cleanouts
- Large-scale roofing projects
- Large event and property cleanups
Pick a different size for
- Heavy-only loads — concrete, dirt and brick go in a 10 or 15
- Small jobs (you would pay for unused space)
- Sites without truck access and overhead clearance
- Asbestos, hazardous chemicals, fuel, tires, batteries or medical waste
Placing a 40 yard container on a Norton-area property
It needs a flat, stable spot about 22 feet long and 7.5 feet wide on a lot or job site (paved or compact gravel, not grass), enough room for the roll-off truck to maneuver during delivery, and clear space overhead, free of low branches and wires. In Norton we found no Town permit rule, time limit or surface rule for a roll-off on your own driveway or lot, so the driveway comes first. The street is different: the Town bylaw requires written permission from the Select Board before part of a public way is used for rubbish or building material during building work, on condition that the spot is lit from sunset to sunrise, guarded with a railing, restored afterward and covered by an agreement to indemnify the Town (§135-7), and no obstruction may be left blocking travel on a street or sidewalk (§135-8). Route 123 (Old Colony Road) and Route 140 are state highway, where MassDOT has no permit type for a container, so there the box stays on the property. The Norton Board of Health also requires every dumpster in town to carry the company name, phone number and an ID number and allows no refuse on the ground around it (Reg. Ch. 11 §11.4). Other towns have their own rules — Taunton wants dumpster locations approved by its Board of Health, Easton asks the customer for a permit for each temporary dumpster, Sharon wants dumpsters on an impervious surface, and Plainville keeps roll-offs 5 feet back from the edge of a public way. Check your HOA too. Plywood under the wheels adds protection, and protective boards may be available on request. Each town page covers its own rules.

Answers
40 Yard Dumpster — questions we get asked
Will a 40 yard dumpster fit on a residential property?
Its footprint is the same as a 20 or 30 — about 22 by 7.5 feet — so it can, but at eight feet tall it is a lot of box for a house. For most homes a 30, or a 20 with swaps, is the better fit. Ask and we will say which.
How do you load a 40 yard?
Usually by a crew. The sides are eight feet high, so hand loading from the ground is slow. Distribute the load evenly and keep debris level with the top edge or below for safe transport.
Can I put concrete in a 40 yard?
Within the weight limit, yes — but not as the main load. Most rentals include about five to six tons, and concrete or dirt reach that at a fraction of the volume. For heavy material, ask about a split load or a smaller dumpster alongside — it is usually safer and more cost-effective.
Do you offer swaps on long jobs?
Yes. When the box is full we return for pickup or bring a replacement, and contractors can set up ongoing job-site rotations and scheduled service. Tell us the expected duration and we will quote the whole job.
